Pronounced Services

Pronounced is an outgrowth of Prima 12, LLC, which, since 2020, has been successfully serving Dane County condominium associations and investment property owners seeking to rent their property hassle free. We at Pronounced have experience managing condominium associations of various sizes and layouts, from large apartment style buildings and luxury condos with 40 plus units, to small, townhouse style properties with as few as eight units.

  • Pronounced offers various options to meet your property management needs. Contact us to discuss what you are looking for and we can tailor our services accordingly. Some clients are full service clients who receive regular updates on the progress of their properties and others work more collaboratively with us for specific needs such as maintenance or financial management.

  • We have built strong relationships with some of the most valuable service providers your association or rental needs, including snow removal operators, lawn care providers, insurance agents, plumbers, HVAC contractors, and many more. We believe in soliciting quotes and testing the market to ensure our clients are receiving the best services at the best prices.

  • Pronounced, LLC, has a partnership with Prima Management and works with a qualified and diligent maintenance team ready to service your needs. Your property managers will coordinate maintenance for specific needs based on qualifications and specialties of the maintenance techs we work with.

  • Emergency maintenance is available 24 hours a day, seven days a week. Please see the attached document which defines an emergency. If you are certain your issue is considered to be an emergency call 608-441-5420 and press 5. This will take you to the on-call maintenance tech. Leave a message with detailed information including your name, address, phone number, and a detailed description of the emergency. You will be called back within 60 minutes.

  • Pronounced, LLC uses AppFolio to transparently and efficiently manage condominiums and rentals. With AppFolio, we can collect dues and rent, receive maintenance requests and seek approval for them, post important documents like board minutes, and submit proposed projects brought forth by owners to the board for review. We also use AppFolio to manage incoming and outgoing payments, track spending against the approved budget, and submit monthly financial reports to the board or property owner.

  • Our rates are based on a 'per door' amount for condominium associations and a percentage of rents collected for apartments, unless otherwise agreed to with the property owner. Rates vary based on services requested. Please contact us to discuss your specific needs.
